Both countries welcome foreigners with capital, but Turkey offers a passport by investment and cheap living, while the Emirates offer zero income tax and 10-year residence. The usual mistakes: buying a home in Turkey below the residence threshold or in a district where residence is not granted, setting up a UAE company without working out corporate tax, and failing to obtain the tax residence that was the reason for moving. Residence: where it is easier to get
In Turkey a home owner gets residence if the property is worth from $200,000 in big cities and from $75,000 elsewhere, by valuation and paid through a bank. It is renewed every 1-2 years, and in some districts of big cities residence is not issued to foreigners.
In the Emirates residence is granted through employment, your own free zone company, a freelance permit or a remote work visa. An owner of property from 750,000 dirhams, about $210,000, gets a 2-year visa, and from 2 million dirhams, about $550,000, a 10-year golden visa.
Citizenship: where it is faster
Turkey grants citizenship for buying property from $400,000 with a commitment not to sell it for 3 years: the passport comes within a few months, for the whole family and without giving up your current one. Ordinary naturalisation takes 5 years of residence.
The Emirates almost never grant citizenship to foreigners: only a handful receive it by special decision. On the other hand, the 10-year golden visa is renewed as long as the ground remains and gives almost all the rights of a resident.
Taxes: where they are lower
The Emirates have no personal income tax, and companies pay 9% on profit above 375,000 dirhams, about $110,000. VAT is 5%. You become a tax resident after 183 days in 12 months or after 90 days with a visa and a home in the country.
In Turkey income tax runs from 15% to 40% on a scale and corporate tax is 25%. But new tax residents can pay no tax on foreign income for 20 years, so for those living on income from abroad the difference is smaller than it seems.
Cost of living: where it is cheaper
A single person in Istanbul needs $1,800-2,800 a month including rent, in Dubai $3,500-5,000. A one-bedroom flat in central Istanbul costs about $890-930, in Dubai Marina $2,160-3,640.
A family with a child needs from $3,000 a month in Turkey and from $7,500 in the Emirates: the main difference is rent and international schools. Prices in the Emirates are stable, while in Turkey lira inflation pushes them up fast and leases are often renegotiated.
Everyday life: banks, climate, schools
Turkey is a large country with four seasons in Istanbul, a warm sea in the south and developed healthcare. Banks open accounts for foreigners with residence, but the lira loses value, so many keep savings in foreign currency.
The Emirates have a hot climate with summers up to 45°C, world-class services, English as the working language and many international schools. Banks screen clients strictly, and without a resident visa an account is hard to open.
