In detail

Mauritius sells homes to foreigners only through state programmes, but a flat from $375,000 gives residence to the whole family, for as long as it stays yours. Outside the programmes a foreigner has one route: a flat in a building of at least three storeys priced above $130,000, with state approval. The full review is on the page investment property in Mauritius; here is the short answer.

How a foreigner can buy a flat in Mauritius

  • A property in a state-approved programme: resort schemes, property development schemes and smart cities. From $375,000 it gives residence to the buyer and family.
  • A flat in a building of at least three storeys: from $130,000, with approval from the Economic Development Board.
  • Everything else is prohibited to foreigners by the law restricting property ownership by non-citizens.

From 2026, new projects of such buildings on state land and the coastal strip are closed to foreigners. Projects already approved and current owners are not affected.

How much a flat in Mauritius costs in 2026

  • A square metre by the sea in Grand Baie and on the west coast: $4,500 to $7,000.
  • A flat in Grand Baie costs about $510,000 on average, in Tamarin about $550,000.
  • Flats in smart cities sell from about $350,000.

On this market the $375,000 residence threshold is not luxury but the middle segment. The island is small, and many people want to live by the ocean.

Taxes and costs of buying a flat in Mauritius

  • Registration duty: 5% of the price, paid by the buyer. On a $510,000 flat that is about $26,000.
  • Land transfer tax of 5% is paid by the seller.
  • The increase of both rates to 10% from 1 July 2026 was repealed by the Finance Act 2026.

Mauritius has no capital gains tax on a sale. Income tax for residents runs on a scale up to 20%. More on the page taxes in Mauritius.

Residence from $375,000, only with the right property

In Mauritius a flat gives no residence if the project is not approved for foreigners, the price is below $375,000, or a building of three storeys stands on state land closed since 2026. Money is also lost on developers who fail to complete. We select approved properties, check the developer, prepare the Economic Development Board application, support the notarial deal and arrange residence for the whole family in parallel.

The cost of support depends on the property and the family; a manager will calculate it in the chat.
