How much an apartment in Uzbekistan costs in 2026

In Tashkent a square metre of housing costs 16-17 million soums on average in 2026, about $1,400-1,500 at the Central Bank of Uzbekistan rate of 6 October 2026. The spread between districts is wide.

The arithmetic is curious: in Tashkent an apartment for residence must cost at least $300,000, which means either a large flat in the centre or a premium new build.

Residence permit for buying an apartment

Under Presidential Decree UP-5611 as amended by Decree UP-113, a foreigner who buys housing above a set amount can obtain a residence permit through a simplified procedure.

How to buy an apartment in Uzbekistan: step by step

  1. Goal and region. A home, a rental or residence: the price threshold depends on it.
  2. Personal identification number. A foreigner gets one through the state portal.
  3. Checks. The developer's building permit and land rights, ownership and encumbrances in the property rights register.
  4. Contract and payment through a bank with proof of the source of funds. Cash with no bank trail is a common reason for a refused residence permit.
  5. Registration of ownership in the state register.
  6. Residence permit application to the internal affairs authorities with the purchase documents.

How much the purchase costs: taxes and fees

On top of the price, budget for the notary, registration of the right, document translation and bank fees. The owner pays property tax, and rental income is taxed in Uzbekistan. Rates are on the taxes in Uzbekistan page.

Example calculation. A 60 m² apartment in Tashkent at the average price - about $90,000 at the upper end. That is not enough for residence in Tashkent, where the threshold is $300,000. In the other regions, apart from the large centres, the $100,000 threshold is closer to the price of an ordinary apartment.

An apartment $1,000 under the threshold brings no residence

The law does not forbid buying an apartment in Uzbekistan on your own. But mistakes cost more than fees: a price below your region's threshold, a developer without rights to the property, cash payment without bank confirmation and untranslated documents that lead to a refused residence permit.
