Uzbekistan grants foreigners a 5-year residence permit for buying a home - from $100,000 in the regions to $300,000 in Tashkent - or under the golden visa for a $250,000 investment. It is one of the few ways in Asia to obtain a long-term status through property, and after 5 years on a residence permit the path to citizenship opens.

The golden visa has applied since 1 June 2025 under a presidential decree of 18 April 2025 and is issued on a fast track. It covers the spouse, children and parents, but each family member requires a separate investment.

How to obtain a residence permit through a home purchase: step by step

  1. Choose a home priced at or above the threshold for the region and check the title of the seller or developer.
  2. Pay through a bank so the deal amount is backed by documents.
  3. Register the title in your name.
  4. Apply for a residence permit to the internal affairs authorities with the deal documents and your passport.

A mistake at any step delays the status: if the price in the contract is below the threshold or the payment is not confirmed by a bank, the residence permit will be refused and you will be left with a flat but no status.

How much an Uzbekistan residence permit costs

The main part of the budget is the investment itself. The cheapest route is a home in the regions, from $100,000. In Tashkent the threshold is three times higher, but a flat there is easier to sell and to let.

For a family of two adults and a child the golden visa takes from $550,000 of investment, while buying one flat in Tashkent for $300,000 gives status to the main applicant, with the family arranged separately. A home from $100,000, but a refusal leaves the flat without status

The law does not forbid buying a home and applying for an Uzbekistan residence permit on your own. But mistakes cost more than the investment: a contract price below the regional threshold, a payment not confirmed by a bank, a property with title problems, documents without translation and legalisation. A residence permit removes the need to leave and re-enter within visa-free limits, and lets you live in the country, open accounts and register a business. Tax residence starts after 183 days in the country within 12 months; resident taxes are on the page taxes in Uzbekistan.

After 5 years of continuous residence on a permit you can apply for Uzbek citizenship under the general procedure.
