Investment property: Morocco
Morocco has several markets: Marrakech, Casablanca, Tangier, Rabat and the Atlantic coast resorts.
A foreigner buys an urban flat, house or riad on the same terms as a citizen; agricultural land is sold to foreigners with restrictions under a 1975 decree. Morocco gives no residence or citizenship for buying property: people buy here to live, let and preserve capital.Buyer costs

The rates are the same for foreigners and citizens. It is better to bring purchase money from abroad through a convertible dirham account: then on sale the investment and profit can be repatriated under the Exchange Office guarantee.

Cash and deals
Since July 2026 paying cash for a home adds 2% to the registration duty. So money is better routed through a bank: it is cheaper and needed to repatriate funds after a sale.
Medinas and riads: what to check
- Many houses in old medinas are not registered in the land registry and belong to several heirs: a sale needs everyone's consent.
- Before the deal we check that the property has a land registry number and a clean history.
- Restoring a riad needs municipal permits, especially in protected areas.
