Foreigners can buy property - an alien landholding licence is generally required, and a purchase in a government-approved project from $325,000 can form the basis of a citizenship application to the federation. The market itself is a small resort one: villas, hotel-branded residences and development plots.

Who gets refused

Landholding licence and the citizenship programme
A foreigner buying property in St Kitts and Nevis obtains an alien landholding licence, which costs 10% of the property value. Buyers under the citizenship by investment programme are exempt from this fee. In 2026 the minimum purchase in an approved project under the programme is $325,000 for a share or condominium unit and $600,000 for a private home.
