Central bank registration: the money for a home can come back

Barbados has exchange control, and for a home buyer it works as a safeguard. A foreigner buys a house, a villa or a plot as full owner, and the central bank approves the deal if the whole price came in foreign currency from abroad. The bank registers the arrival of the money, and the same document later lets the sale proceeds go back to any country.

Prices on the island are quoted both in Barbados dollars and in US dollars, and the fixed 2 to 1 rate removes any recalculation: a home at 1,000,000 Barbados dollars costs exactly $500,000 on the day of the contract and on the day of payment. Euros or pounds sterling are better sent straight in US dollars so there is no second exchange on the island.

So the order is: first the contract, then the transfer of the full amount from abroad to the lawyer's account, then approval at the central bank. The 2.5% transfer tax and the 1% stamp duty are paid by the seller by default, and the owner pays an annual land tax of 0% to 1% of the value. There is no capital gains tax or inheritance tax. A year in Barbados with a foreign salary

The remote work programme gives the right to live on the island for 12 months and work for a foreign employer or your own clients abroad. The income condition is from $50,000 a year, the fee is $2,000 for one person or $3,000 for a family, and a decision is made in about 7 business days. It is convenient to receive the salary in a foreign account and send to the island exactly as much as is needed for rent and living. Those who stay in Barbados on another basis and become tax residents pay tax for 2026 at rates of 11.5% and 27.5%; savings built up before the move do not count as income when sent to the island.
