Kingstown and the Grenadines: a country of 32 islands

The state consists of the main island of Saint Vincent and the chain of the Grenadines to the south: Bequia, Mustique, Canouan, Union and almost three dozen more islands and reefs. Banks and government services are concentrated in Kingstown. A transfer between the islands counts as a domestic payment.

Land for a foreigner: the licence first, then the main payment

A foreigner buys a house or a plot in Saint Vincent and the Grenadines under an alien landholding licence. A local lawyer prepares the application and files it with the Office of the Prime Minister, and the review fee is 2,500 Eastern Caribbean dollars ($930). The fee for the licence itself and the stamp duty are calculated from the market value of the land or house.

Payments on the deal are made in Eastern Caribbean dollars or US dollars: at a rate of 2.70 the sum in the contract does not change with the day of the transfer.

Since 1 January 2023 the top income tax rate has been cut from 30% to 28%, and the scale starts at 10%. There is no capital gains tax: profit from selling a house or shares is not taxed. Value added tax is 16%. A transfer from abroad itself is not taxed.

In February 2026 the government announced in the budget that it will open a citizenship by investment programme. In 2026 the law, the sums and the payment procedure have not yet been published, so no contribution is transferred under it yet. As soon as the rules come out, we will cover them separately.

A transfer to the islands by amount: from the payment purpose to a full package

Up to $10,000. The payment purpose is enough for the bank: villa rent, help to family, studies.

$10,000-$100,000. A bank in Kingstown will ask for a six-month statement and a document on the money: a sale contract, an income certificate or a deed of gift.

From Kingstown to Saint Lucia, Grenada and the USA

To Saint Lucia, Grenada and other currency union islands money goes in Eastern Caribbean dollars with no exchange, in a business day. To the USA a payment goes in dollars at a constant rate, so the sum in local currency is known in advance to the cent. Relatives in neighbouring Guyana will receive US dollars to a dollar account.
