Investment property: Colombia
Colombia is one of Latin America's most dynamic economies, with a growing housing market in Medellín, Bogotá, Cartagena and on the Caribbean coast.
Foreigners buy property in Colombia on the same terms as citizens, and a purchase above a set amount opens the way to an investor visa. The key requirement for a foreign buyer is to register the purchase as a foreign investment with the Central Bank of Colombia.

The 2026 monthly minimum wage is COP 1,750,905. Dollar amounts use the market rate of COP 3,273.49 per dollar on 5 October 2026, rounded up; the amounts were checked against several sources, and we confirm current terms under the Foreign Ministry's rules on the application date. The migrant visa is issued for 3 years, allows you to live and work in Colombia and can include family members.
Registering the foreign investment
The purchase money is transferred from abroad through the official foreign exchange market, and the investment is registered with the Central Bank of Colombia. The foreign investment registration certificate is needed for the investor visa and to repatriate sale proceeds lawfully later. A mistake in the transfer is hard to fix, so we prepare the payment with the bank in advance.
How a purchase works
- Goal. We define the goal - a home, letting or the investor visa - and the budget.
- Shortlist and checks. We check the owner, encumbrances, tax and utility debts using the register certificate.
- Transfer. We bring the money from abroad through the official foreign exchange market.
- Notarial deal. The contract is executed as a public deed before a notary.
- Registration. We register ownership and the foreign investment.
- Visa. If needed we apply for the investor visa.
Taxes and costs

Letting and management
A purchased apartment can be let long-term, and short-term letting to tourists has separate registration rules. A management company finds tenants and handles payments, and rental income is declared in Colombia.
Why deals fall through
- the money did not come through the official foreign exchange market, so the investment cannot be registered;
- the amount is below the investor visa threshold;
- the property has debts or encumbrances;
- the source of funds is not proven.
