Investment property: Cayman Islands
The Cayman Islands are one of the most open property markets in the world for foreigners.
There are no restrictions on foreign ownership, title is guaranteed by the government land registry, and there is no annual property tax - nor any income or capital gains tax. The one major cost is a one-time stamp duty of 7.5% on purchase. The market is premium and dollar-based: the local currency is firmly pegged to the US dollar, and demand centers on Seven Mile Beach and Grand Cayman generally. Real estate is built into the residency framework: there is a 25-year residency certificate and permanent residence for persons of independent means through investment in developed real estate - the permanent status threshold is around USD 2.4 million.

These statuses do not allow work without a separate permit, and the funds must cover the whole family. The rate is the official peg of CI$0.82 to $1.
