Investment property: Jordan
Jordan is a compact Middle Eastern market centred on Amman, with resort Aqaba in a special economic zone and the Dead Sea coast.
A foreigner can buy an apartment, house or commercial unit here, but not automatically: the purchase needs government approval, and reciprocity applies, meaning whether Jordanians can make the same purchase in your country.
What the purchase costs to register
When buying from an unrelated seller, government charges come to 9% of the price: 4% property tax and a 5% registration fee at the Department of Lands and Survey, according to the Jordanian government portal. On a $200,000 property that is $18,000 on top, so budget for it from the start. The Jordanian dinar is pegged to the dollar at JOD 1 = USD 1.41. Our transaction support fees are in the table below.
How the purchase works
- Eligibility check. We confirm whether a citizen of your country may buy, and which type of property.
- Choosing a property. A home in Amman, an asset in Aqaba or business premises, to suit your goal.
- Legal due diligence. Title, encumbrances and compliance with building permits.
- Purchase approval. A foreign buyer's application to the Department of Lands and Survey.
- Registration. The contract, payment of the 9% charges and issue of the title deed.
What documents you need
The buyer's passport, approval for a foreign purchaser, cadastral details of the property, the contract and proof of payment. If a company buys, add its constitutional documents and a purchase resolution. Documents issued abroad are legalised and translated into Arabic.
Does buying give residence or citizenship
Jordan's citizenship by investment does not include property: the options are a central bank deposit, government bonds, shares in Jordanian companies and a job-creating project from $750,000, see Jordan citizenship by investment. Residence terms for property owners are revised from time to time, so we check them at the time of the deal rather than promising them in advance.
Who buying in Jordan suits
Buying in Jordan makes sense for people with business or family ties to the region: a business in the Gulf states, work in Amman, long-term rental for your own staff. It suits less well those looking for a quick status through property or counting on a fast resale: the purchase approval and registration take time, and buyers for properties outside Amman are few. Before the deal we work out the full budget: the price, 9% government charges, our support and running costs.
Risks
- No purchase approval: the deal will not be registered.
- The 9% charges are left out of the budget.
- A property with encumbrances or without building permits.
- Low liquidity outside Amman: a resale can take months.
