A free currency and $3.5 billion of transfers a year

Jamaica abolished currency controls in the early 1990s, and since then money has been brought in and taken out without central bank permission. The market sets the Jamaican dollar rate, so for a large sum it matters when and where it is exchanged. A dollar account at a Jamaican bank lets you keep money in US dollars and pay in local currency only what is needed now. For a bank transfer the sender needs the recipient's name, their account number, the name of the bank in Kingston or Montego Bay, that bank's international code and the correspondent bank for US dollars.

Transfers from abroad bring Jamaica almost $3.5 billion a year: in 2025, $3,486 million, 3.8% more than a year earlier. In December 2025 two thirds of this money came from the USA, about 12% from the United Kingdom and about 9% from Canada. So banks and payout points on the island are used to a steady flow of money from families abroad, and transfers for living expenses go through quickly. A house in Jamaica: 90-120 days, a registered title and 2% paid by the seller

A foreigner buys a home in Jamaica on the same terms as a resident of the island, and ownership is confirmed by a registered title: the state keeps the register and is responsible for the record. The 2% transfer tax is paid by the seller. The deal also carries a stamp duty of 5,000 Jamaican dollars and a registration fee of 0.5% of the price, and how they are split is written in the contract. From the contract to registration takes 90-120 days. Before the deposit is sent, the lawyer checks the title in the register: this way the buyer sees that the seller is the real owner and the house is not mortgaged.

A transfer for a deal is split into two parts: the deposit to the lawyer's account when the contract is signed and the balance by the registration date. The price is stated in US dollars, while the fees are paid in Jamaican dollars, so it is convenient to exchange money for the fees separately, closer to payment.
