Investment property: Peru

Peru is open to foreign buyers: under the constitution foreigners own property on the same terms as citizens.

The main market is Lima, above all the coastal districts of Miraflores, San Isidro and Barranco, where people buy flats to live in and to rent out. Prices and deals are often quoted in dollars, and title is registered in the National Registry.

The tax unit for 2026 is 5,500 soles. Dollar amounts are converted at the Central Reserve Bank rate of 5 October 2026, 3.436 soles per dollar, and rounded up. The annual tax and local charges are paid to the district municipality.

How a purchase works

  1. Choice of property for the goal: a family home, rental, long-term investment.
  2. National Registry check: owner, mortgage, seizures, separate registration of the flat and parking space.
  3. Municipal certificates of no property tax and local charge debts.
  4. Preliminary agreement and deposit.
  5. Payment through a Peruvian bank: by law amounts above 2,000 soles or $500 go only through a bank.
  6. Deed before a notary, payment of the purchase tax and registration in the National Registry.

Buying a completed flat usually takes one to two months, and registry registration a few weeks.

Buying an off-plan flat

Lima has many projects where flats are sold before construction is finished. Before buying we check the building permit, the project's registration and which account receives the payments: in reliable projects the buyers' money is controlled by the bank financing the construction. A flat becomes a separate unit in the registry only after the building is completed and divided into flats, so we fix the timing of this step in the contract.

Rental and income

Income from renting out a home as an individual is taxed at an effective 5% of the rent, paid monthly. Rental demand is highest in districts where foreigners and company employees live. If you do not live in Peru, it is convenient to hand over letting and tax payments to a manager.

Risks to know about

  • Lima is in a seismic zone: we check the year of construction, compliance documents and the building's condition.
  • Some flats are not registered in the registry as separate units; buying them is harder and riskier.
  • Property tax and local charge debts must be cleared before the deal.
  • Purchase money must go through a bank with a documented source of funds.
