Dushanbe: what to see and whether to move there
Dushanbe is a green, unhurried capital at the foot of the Pamirs, where Soviet-era facades stand near what was once the world's tallest flagpole. The city is easy to explore on foot, with wide boulevards, teahouses, and markets radiating old-fashioned Central Asian hospitality.
Rudaki Park
The city's central green spine, with fountains, rose alleys, and a monument to the poet Rudaki where most sightseeing routes begin.
National Museum of Tajikistan
A vast building spanning ancient history to the Soviet era, anchored by a 13-metre reclining Buddha unearthed at Ajina-Tepa.
Flagpole & Ismoil Somoni Monument
One of the world's tallest flagpoles standing beside a gilded statue of the founder of the Tajik state.
Shohmansur (Green) Bazaar
The city's main food market, piled with dried fruit, spices, and freshly baked non flatbread.
Rohat Teahouse
An ornately carved teahouse in the very centre of Dushanbe, perfect for plov, green tea, and watching city life go by.
Ayni Opera and Ballet Theatre
One of Central Asia's oldest theatres, with a richly decorated hall blending Soviet and Eastern styles.
Dushanbe Botanical Garden
A shaded oasis of rare regional plant species and quiet paths that offer relief from the summer heat.
Hisor Fortress
The imposing 18th-century citadel gates half an hour from town, a popular day-trip destination.
Navruz Restaurant Complex
A palatial restaurant with painted interiors serving Tajik plov and kebabs in near-fairytale surroundings.
Museum of Antiquities of Tajikistan
A small but rich collection of Silk Road finds, including Sogdian murals and Buddhist artifacts.
Is it worth moving to Dushanbe in 2026
Dushanbe is the capital of Tajikistan, a city of about a million people in a valley at the foot of the mountains. Russian citizens need no visa for up to 90 days, Russian is understood almost everywhere, life is inexpensive, and mountain lakes and the Fann Mountains are a few hours' drive away. People move here for family, work or business, as do remote specialists who value a familiar language, low prices and a calm pace.
The downsides are worth knowing in advance: the economy is small, salaries are low, some buildings have heating and power cuts in winter, and foreigners cannot yet buy housing. Summers are hot, and the bureaucracy requires patience and help with documents.

Where to live in Dushanbe: neighbourhoods
- Centre along Rudaki Avenue - Ismoili Somoni district: ministries, parks, cafés and new high-rises.
- Sino district - the largest residential district in the west, markets, schools and moderate prices.
- Firdavsi district - residential area in the north-west with new buildings.
- Shohmansur district - east of the city with the station, markets and older housing.
The city is compact and taxis between districts are cheap, so many foreigners rent in the centre and work anywhere.
Entry and residence
Russian citizens enter Tajikistan visa-free and may stay up to 90 days. Within 10 working days of arrival you must register at the place of stay: hotels do it, and for apartments the landlord does it at the local internal affairs office. A separate permit is needed to travel to the Gorno-Badakhshan region, the Pamirs.
For long-term living, a work and residence permit is obtained through an employer, residence through family or marriage, or through your own business. Certificate and deadline requirements change, and documents are in Tajik or Russian, so it is best to prepare the file in advance.
Taxes in Tajikistan
Income tax on a resident's salary is 12%, and corporate tax for most companies 18%. VAT is 14% in 2026, falling to 13% from 2027. Property tax on housing is based on floor area and vehicle tax on engine power, and these amounts have grown fastest in recent years. A foreigner becomes a tax resident after more than 182 days in the country in any 12 months, while Tajik citizens remain residents even if they have long lived abroad. More on the page Taxes in Tajikistan.
Renting and buying property
Land in Tajikistan belongs to the state and is given to foreigners only for temporary use. Until recently a foreigner effectively could not buy housing: in June 2026 parliament approved amendments allowing foreigners to buy homes, but only in areas the government will define. Until that list is approved, it is best not to plan a purchase in your own name.
Leases are often informal, landlords ask for one to three months upfront, and prices are quoted in dollars or somoni. Before moving in, check heating, electricity and water supply, especially on the upper floors of new buildings.
Climate and daily life
Summers in Dushanbe are hot, 35-40 degrees, winters mild, and the best months are April-June and September-October. Mountain roads to the Pamirs are mostly open from June to September. The official language is Tajik, and Russian is widely used in the city and in business. Public hospitals are weak, and complex treatment is done abroad. Life is traditional and fairly conservative, and the city is safe for foreigners.
Pitfalls
- Foreigners cannot buy housing yet; the list of permitted areas has not been approved.
- Registration at the place of stay within 10 working days.
- Winter heating and power cuts in some buildings.
- Low salaries and a small job market.
- A separate permit for trips to the Pamirs.
- Tajik citizens remain tax residents while living abroad.
