Property in Andorra for a non-resident: permission and a 6% tax

A non-resident buys a flat or house in Andorra after the government approves the foreign investment. From 2026 the deal also carries a tax on foreign investment in property: 6% for the first home and 10% for each one after it. Someone who has lived in the country for less than 3 of the last 10 years pays it too.

Residence without work: $1.2 million (€1 million) of investment from 2026

From 13 February 2026, residence without work in Andorra requires an investment of at least $1.2 million (€1 million) in Andorran assets: property, government bonds, shares in local companies or financial products of the principality's banks. If the investment goes into housing, each property costs from $900,000 (€800,000). The investment must be made within 6 months of approval, and a non-refundable contribution is paid separately to the Andorran Financial Authority.

A bank in Andorra accepts a million euros only with a detailed pack on the origin of the wealth over several years. We will advise how best to send such a sum: in parts for each investment or in one payment.

Income tax up to 10%: what a resident keeps

An Andorran resident pays income tax in three bands: 0% on income up to $27,000 (€24,000) a year, 5% up to $45,000 (€40,000) and 10% above that. The standard rate of the general indirect tax, Andorra's counterpart of value added tax, is 4.5%. The transfer from abroad itself is not taxed.

From family support to $1.2 million: documents for a bank in Andorra

Up to $10,000. The payment purpose is enough: rent, children's study, family expenses.

$10,000-100,000. The bank will ask for 6 months of statements and a document on the money: a sale contract, an income certificate or a gift agreement.

From $100,000. You need a pack on the origin of the wealth and the purchase or investment contract; details are in proof of source of funds and sending large sums abroad, and moving capital step by step is on the capital relocation page. From Andorra la Vella to Spain, Portugal and Switzerland

Money goes to Spain and Portugal under single euro payments area rules in a business day, with no exchange. To Switzerland the payment goes in euros or francs, and the recipient's bank credits it to the account in the right currency.
