Investment property: Anguilla
Anguilla is a British Overseas Territory in the Caribbean with a small, purely resort-driven market: beachfront villas, plots for development, and a handful of resort projects.
There is no income tax, which makes the island interesting as a base for tax residency. Foreigners can buy, but they need an Alien Land Holding Licence - a procedure common across the British Caribbean territories. Anguilla also runs a residency by investment program where purchasing approved real estate from USD 750,000 is one of the qualifying routes. Keep the scale in mind: the market is narrow, liquidity is limited, and quick exits should not be expected.
We match the property to your actual goal - a home, a seasonal rental, or the basis of a residency application - verify title and the property's history, handle the licence and the transaction, and advise on ownership structure. Where the goal is residency or a change of tax base, we run the real estate and immigration tracks as one process. We do not forecast returns: on a small island, everything comes down to the specific property and its location.
Foreign buyer costs on Anguilla
| Payment | Developed property | Undeveloped land |
|---|---|---|
| Alien land holding licence duty | 5% | 6.25% |
| Stamp duty | 5% | 5% |
| Total taxes | 10% | 11.25% |
| Licence application | $400 | $400 |
| Lawyer | about 1-2% of the price | about 1-2% of the price |
The alien land holding licence is issued by the government, usually in 2-6 months. A foreigner may get no more than half an acre of undeveloped land and must start building within the set period, or the licence can be revoked. Anguilla has no capital gains or inheritance tax, and the annual property tax is modest.
We will calculate online the full purchase cost for your budget: taxes, fees and transaction costs.
Residence through property
The residence by investment program gives the right to live on the island for buying or building a home worth at least $750,000 for a family of up to four, plus $100,000 for each additional family member. The property must be held for at least 5 years. The second route is a non-refundable contribution to the development fund from $150,000.
How the deal works
- A contract and a deposit, usually 10%, into the lawyer's account.
- The licence application with buyer checks and police certificates.
- A title check at the Land Registry.
- After the licence, paying taxes, signing the transfer and registration.
What we do
- We select the property and check the title at the Land Registry.
- We prepare the land holding licence application and the buyer's vetting pack.
- We calculate the 10% or 11.25% taxes and the building deadlines for land.
- If residence is the goal, we structure the deal for the $750,000 program.
Our fee is in the price table; the total depends on the property and the deal structure.
