How to become a tax resident of Greece in 2026
More than 183 days in any 12 months or the centre of vital interests in the country, a 9-44% scale on worldwide income and three special regimes: a flat €100,000 a year, 7% for pensioners and 50% off for people moving to a job.
In short: you become a Greek tax resident if you spend more than 183 days in the country in any 12 months, or if your permanent home, habitual abode or centre of vital interests is in Greece. A resident pays tax on worldwide income at 9% to 44%, and residence counts from the first day of the stay.

Greece treats you as a tax resident when at least one test of Article 4 of its Income Tax Code applies: more than 183 days in the country in any 12 months, a permanent home, a habitual abode or the centre of vital interests. Short trips abroad do not reset the count. The rules are the same for every nationality.

The rule to plan for is the first day: once you pass 183 days, you are resident from the date of arrival, and your worldwide income for that whole period goes on the Greek return. For newcomers there are three special regimes that change the picture.
How days are counted in Greece
Days are counted over any 12 months in a row, not by calendar year: a summer on the islands and a spring in Athens add up to 184 days faster than you expect. The days of arrival and departure count, and short trips abroad do not reset the window. A stay only for tourism, medical treatment or a similar private purpose does not make you resident under the day rule if it lasts no longer than 365 days.
The centre of vital interests is judged by your personal and economic ties together: where your family lives, where your children go to school and where your business runs.
| Situation | Result |
|---|---|
| More than 183 days in any 12 months | resident from the first day of the stay |
| A permanent home or the centre of vital interests in Greece | resident whatever the number of days |
| Tourism or medical treatment up to 365 days | not resident under the day rule |
| Resident | tax on worldwide income at 9% to 44% |
| Non-resident | tax on Greek income only |

How to become a tax resident of Greece: step by step
The status arises from the facts. What you arrange is the right to live in the country, a tax number and an application to transfer your tax residence. Choose a special regime before you move: the filing deadlines are strict.
- Get the right to live in Greece. Non-EU citizens need a residence permit: by investment, for work or as a remote worker.
- Get a tax number. The tax office issues it; a non-resident from outside the EU appoints a tax representative in Greece for it.
- Rent or buy a home. A lease or a property confirms your permanent home and centre of interests.
- Apply to transfer your tax residence. You attach the residence certificate of your previous country or other proof of the move.
- Choose a special regime. The flat tax for investors, 7% for pensioners or the 50% exemption for workers.
- File your first tax return. It covers worldwide income from the date of arrival, unless you are in a special regime.
- Request a residence certificate. The Independent Authority for Public Revenue issues it; you need it for treaties and for your previous country.
- Close your residence in the previous country. Check its exit rules: Greek residence does not end the old one automatically.

Greek tax residence certificate and double taxation agreements
The Independent Authority for Public Revenue of Greece issues the tax residence certificate. You request it to use a double taxation agreement: a lower tax at source in another country and no tax twice on the same income.
Greece has 58 double taxation agreements in force. When both countries treat you as resident, the agreement settles it step by step: your permanent home, then your centre of vital interests, then where you habitually live, then your nationality.
What changes in your taxes once you are resident in Greece
A resident of Greece pays income tax on worldwide income. Tax paid abroad is credited up to the Greek tax on the same income; a non-resident pays only on Greek income. From 2026 the scale for salary, pension and business income is lower, with reduced rates for people under 30 and families with children.
| Income | Tax for a resident of Greece in 2026 |
|---|---|
| Up to €10,000 | 9% |
| €10,000 to €20,000 | 20% |
| €20,000 to €30,000 | 26% |
| €30,000 to €40,000 | 34% |
| €40,000 to €60,000 | 39% |
| Above €60,000 | 44% |
| Dividends | 5% |
| Interest | 15% |
| Capital gains on shares | 0% or 15% |
| Sale of property | 0%, the tax on gains is suspended until the end of 2026 |

The special regimes change the picture. An investor who was not a Greek resident in 7 of the 8 previous years and invests at least €500,000 in Greece within 3 years pays a flat €100,000 a year on all foreign income, plus €20,000 for each family member, for up to 15 years. A pensioner who was not resident in 5 of the 6 previous years pays 7% on all foreign income for up to 15 years; more in our guide to retiring in Greece.
An employee or entrepreneur who moves to Greece for a new job gets 50% of the income from that work exempt for 7 years. All rates, business taxes and examples are on the page taxes in Greece.
How to avoid being tax resident in Greece and another country
The Greek rule turns on its date: once you pass 183 days, you are resident from the first day, while your previous country can treat you as its resident for the same period. When both countries treat you as resident, the double taxation agreement decides: first your permanent home, then your centre of vital interests, then where you habitually live, then your nationality.
Leaving Greek residence takes paperwork too: you apply to change your status, appoint a tax representative and confirm your residence in another country. Until then, the tax authority keeps treating you as a Greek resident.
Does nationality matter for tax residence in Greece?
No: the rules of Greek tax residence are the same for every citizenship. What differs is the right to live in the country and the treaties.
EU citizens only register. Others need a residence permit to live in Greece: by investment, for work or as a remote worker. The 7% regime for pensioners requires a move from a country that has an agreement with Greece on administrative cooperation in tax matters, and this condition is checked separately.
Greek tax residency means the right date of arrival and a regime chosen in time
The law does not stop you from becoming a Greek resident on your own. But mistakes cost more than fees: 183 days passed in the rolling 12 months and worldwide income taxed from the first day; a special regime applied for after the deadline; no tax representative for the tax number; residence in the previous country never closed. Murblz support removes these risks: Murblz specialists count your days, choose the regime, arrange the tax number, residence permit and the transfer of residence, obtain the certificate and plan your exit from the previous country.
The cost of support depends on the regime and your previous country; a manager will calculate it in the chat.
