How much an apartment in Bishkek costs in 2026

The Kyrgyz market is almost entirely concentrated in Bishkek. Official average prices are published by the state agency for land resources and the cadastre:

House prices jumped around in 2026. In January the average square metre of a house in Bishkek reached about $2,300, and by February it was back at $1,900. Apartments are calmer: their price has barely moved since spring.

Can a foreigner buy an apartment in Kyrgyzstan

Yes. A foreigner may own apartments, buildings and premises. Land is given to foreigners only for temporary use, never as property.

With an apartment this hardly matters. A house is harder: the land under it will not become the foreign buyer's property, so the plot has to be planned separately, before the deposit.

Russian citizens can work in Kyrgyzstan without a work permit under the Eurasian Economic Union treaty, so an apartment here is often part of a move. The purchase itself gives neither residence nor citizenship. But some buyers qualify for a Kyrgyz passport on other grounds, such as birth in the Kyrgyz SSR or descent. How the purchase works

  • Choosing the apartment and checking that no land plot is part of the deal.
  • Checking the seller's title, debts and encumbrances.
  • Contract at a notary. You need a passport with a translation and documents on the source of funds.
  • Registration of title in the state register: from a few days to 10 working days, faster for an extra fee.

Kyrgyzstan openly nudges buyers towards cashless payment. The state fee for certifying a sale contract between people who are not relatives is about $10 when paid by bank transfer and about $60 in cash.
