Personal accounts: Curaçao

An honest assessment before work starts, the quote is fixed in writing.

A personal account in Curaçao is opened by those moving to the island on a residence permit, buying a home, working here or retiring in a warm climate with Dutch legal traditions. Since 31 March 2025 Curaçao has used the Caribbean guilder, pegged to the US dollar at 1.79. Local banks are supervised by the Central Bank of Curaçao and Sint Maarten and serve island residents first.

Residence through property

A foreigner buying property in Curaçao can obtain an investor permit: with investment from 500,000 guilders, about $279,400, for 3 years renewable; from 750,000 guilders, about $419,000, for 5 years; from 1.5 million guilders, about $838,000, indefinitely. A local bank account is needed for the deal itself, taxes and life on the island, so we open it together with the application. Retirees have a separate residence route with favourable tax on foreign pensions.

An account for buying a home

Property deals in Curaçao are handled by a notary: the buyer transfers money to the notary's client account, and after the transfer of title the notary pays the seller, the 4% transfer tax and registration. If money comes from abroad, the bank and notary check its origin, so statements and income documents are best prepared before the transfer. After the deal a local account is needed for property tax, utilities and receiving rent.

Taxes for island residents

A Curaçao resident pays tax on worldwide income at progressive rates. Retirees moving to the island have a favourable regime: foreign pensions are taxed at a reduced flat rate. Before the move we calculate tax under both regimes and in light of your country's tax treaty.

Foreign exchange rules

The Central Bank of Curaçao and Sint Maarten supervises residents' foreign exchange transactions. An island resident keeps the main account in guilders and opens a dollar account with evidence of the source of currency. For non-residents the bank usually opens a dollar account. So we determine your status for foreign exchange purposes - resident or non-resident - before applying.

Documents needed

  • Passport and resident card or residence permit.
  • An address in Curaçao: a lease or ownership document.
  • A reference letter from your bank.

Why Curaçao banks refuse

  • No residence permit, work or home on the island.
  • The source of funds is not evidenced.
  • The account is wanted for third-party transfers or gaming activity.
  • Citizenship or payment countries on a higher-risk list.

How we help

We determine your status for the bank and foreign exchange purposes, choose a bank, prepare documents on residence, income and source of funds, and accompany the visit and review. If you are buying property, we tie the account to the deal and the investor permit.
