Investment property: Turks and Caicos Islands

The Turks and Caicos Islands are one of the most expensive resort markets in the Caribbean.

Foreigners buy property freehold without restrictions, payments are in US dollars, and the islands have no tax on rental income, capital gains or inheritance. The main market is Providenciales with Grace Bay beach, where villas and resort condos are concentrated. The main tax for the buyer is stamp duty on the deal.

The rate applies to the whole price, not just the portion above the threshold, so a $510,000 property costs noticeably more than a $495,000 one. Rates are lower on other islands. The buyer usually pays stamp duty, plus the lawyer and land registry registration.

Where people buy

The most expensive properties are on Providenciales by Grace Bay and neighbouring bays, where resort complexes and restaurants are concentrated. Quieter and cheaper options are on North and Middle Caicos and Grand Turk, with less infrastructure but also a lower residence threshold. The choice of island affects the price, the stamp duty and the rental yield.

A permanent residence certificate gives the right to live on the islands. The application needs a police certificate no older than six months, a medical certificate and two character references, and a further $150 is paid for filing the application.

How a purchase works

  1. Choice of property: a villa, a resort condo, a building plot.
  2. Sale agreement and a deposit, usually about 10%, paid to the lawyer's account.
  3. Title check in the land registry, encumbrances and the complex's rules.
  4. Payment of the balance and stamp duty, registration of transfer.
  5. If needed, an application for permanent residence.

A deal for a completed property usually takes one to three months.

Building on a plot

If you buy a plot, construction requires planning permission and compliance with building codes designed for hurricanes. We agree the permission, design and contractor before buying the plot so that construction cost and timing hold no surprises.

Letting

Many owners let villas and condos to tourists through resort management companies. This requires a business licence, and an accommodation tax is charged on tourist stays, usually remitted by the management company. There is no tax on rental income on the islands, but the income is taxed in the owner's country of residence.
