Land in the Solomon Islands for 75 years

A foreigner in the Solomon Islands gets land under a fixed-term estate of up to 75 years: this is how the land and titles law has worked since 31 December 1977, while perpetual ownership stays with citizens and the state. A fixed-term estate is registered, and it can be sold, mortgaged and inherited until the term ends. Before paying for a plot, the owner and the remaining term are checked in the registry: when buying a fixed-term estate from a previous holder, the new one gets only the years left, and the plot's price depends on them.

The fee for granting agricultural land to a non-citizen is 2% of its value without buildings, and 0.5% for a citizen. Most of the remaining land is customary community land, which is leased under an agreement with the owners registered by the lands office.
