What the city lives on and who it suits

Freetown is the capital of Sierra Leone on the Atlantic coast, with about 1.3 million residents. The city is squeezed between the ocean and green hills, with some of West Africa's most beautiful beaches nearby. The country's economy rests on iron ore, diamonds and rutile mining, agriculture and international aid. The country lived through civil war and the Ebola epidemic and has been stable since.

Who it suits: staff of international organisations, mining companies and embassies, researchers and volunteers. It is a poor fit for moving with a family on your own or for remote work.

Districts and housing

  • Hill Station - the hills above the city, embassies and foreigners' homes, cooler.
  • Aberdeen and Lumley - the coast, hotels, restaurants and Lumley Beach.
  • The centre - ministries, the market and the old Cotton Tree, the city's symbol.
  • Peninsula beaches - Tokeh, River Number Two and Bureh an hour away.

Cost of living

  • Housing for foreigners - expensive and in short supply: a one-bedroom flat in a building with a generator and security costs $400-700 a month, and a three-bedroom house $1,000-1,800. It is often paid by the employer.
  • Utilities - electricity $30-80, water $10-20, internet $25-60 a month, plus generator fuel.
  • Groceries - imports are expensive; local fish and fruit are affordable.
  • Electricity - outages are common, so a generator or solar panels are needed.
  • Currency - the leone, redenominated in 2022.

Renting and buying a home

Sierra Leone has no official rent statistics, and housing for foreigners is let in dollars. A one-bedroom flat in a basic building costs $250-300 a month, and $400-700 in a building with a generator and security. A three-bedroom house in the areas where foreigners live costs $1,000-1,800. Hill Station, Aberdeen, Lumley, Wilberforce and Goderich in the west of the city are the most expensive; the centre and the east are cheaper. Landlords ask for payment in advance: usually 3-6 months, and often a year for a house let to a foreigner. The deposit is one month's rent.

A foreigner cannot buy land or a house outright in Sierra Leone. In Freetown and the Western Area non-citizens can only lease: up to 21 years without a licence, and longer with a licence from a special board. The same rule applies to a company in which non-citizens hold more than half the membership or capital. In the provinces customary land is leased to non-citizens for no more than 50 years. The country has no residence programme for property.

Land title disputes are common here, so the plot and the seller are checked against the registry before the contract is signed. We handle property selection and lease due diligence; see our page on investment property in Sierra Leone.

Practicalities: transport, climate, language, health

  • Transport. There is no metro. People get around by minibus, shared taxi, three-wheeler and motorbike taxi; motorbike taxis are barred from the main roads and the centre. Since February 2024, 50 state buses have run on the main corridors. The airport is on the far side of the bay: a speedboat takes about 30 minutes and costs about $45 one way, the ferry is cheaper, and the road around takes 3-5 hours.
  • Climate. One of the world's rainiest capital climates: near-daily downpours in July and August.
  • Language. English is official; Krio is spoken in daily life.
  • Health. Malaria, and a yellow fever vaccination certificate is required.
  • Roads. Traffic in the centre, and landslides in the rainy season.

Climate by season

SeasonWeatherWhat to keep in mind
Dry season, December-April+30-31°C by day, +24°C at night, almost no rainfrom December to February the harmattan blows, a dry dusty wind from the Sahara
Start of the rains, May-Junethunderstorms and squalls, rain on 15-22 days a monthroads begin to wash out
Peak of the rains, July-September+28-29°C by day, rain on 24-27 days a monthflooding and landslides on the slopes
End of the rains, October-Novemberthe rain eases, with thunderstorms againhumidity stays high

The temperature barely changes through the year, averaging about +27-28°C. The dry season, December to April, is the easiest time to move.

Entry, residence and citizenship

  • Visa - arranged in advance or on arrival; we check the rules for your citizenship in advance.
  • Employment - permit and residence through the employer.
  • Citizenship by investment - a programme launched in 2024-2025: from 1 October 2026 a passport for one person costs from $100,000 including due diligence, with no visit required. But holders face a suspension of US entry and need visas for Schengen and the UK. More in Sierra Leone citizenship.

Safety and everyday risks

  • Street crime is moderate; travel by car at night.
  • In 2024 the government declared an emergency over the spread of a synthetic drug among young people.
  • Landslides and floods in the rainy season are a real risk for hillside areas.

Work and economy

  • Mining - iron ore, diamonds, rutile and gold.
  • International organisations - health, education and development programmes.
  • Tourism - beaches and islands, a growing sector.
  • Foreign-owned business - registered through the investment agency; many sectors require a local partner.

Family and healthcare

  • Schools - a few private schools for children of foreigners: an American curriculum from pre-school to grade 12 in Hill Station and a British curriculum with international exams. Older children often study abroad.
  • Healthcare - the public system is weak, and foreigners use private clinics. The city has a main government hospital, a private hospital and an international-standard clinic that works on a membership plan or insurance. Serious cases are evacuated to Ghana, Senegal or Europe. Evacuation costs from $50,000, so insurance with evacuation is essential.
  • Leisure - beaches, the Banana Islands and the Tacugama chimpanzee sanctuary.

How to prepare for a trip

  1. Visa - in advance, on an invitation from your employer or organisation.
  2. Vaccinations - a yellow fever certificate is mandatory, plus malaria prevention.
  3. Insurance - with medical evacuation.
  4. Money - cash in euros or dollars; ATMs work intermittently.
  5. Security - airport pickup, transport with a driver and registration with your embassy.

Beaches and weekends

  • The Banana Islands - quiet beaches and snorkelling, reached by boat.
  • Tokeh and River Number Two - white sand and turquoise water an hour from the city.
  • Tacugama Sanctuary - a chimpanzee rescue centre in the hills above the city.
  • Bunce Island - ruins of a slave-trade fort, an important historic site.

How to get the right to live here and what to read next

Living in Freetown requires a work permit and residence through an employer. We check the visa requirements for your citizenship, prepare the documents and help with housing on the ground. A manager will calculate the support fee in the chat.

Is it worth living here

Freetown is a beautiful ocean city with friendly people and the region's best beaches. But limited healthcare, power cuts and poverty make it suitable mainly for contract work. A Sierra Leone passport by investment should be considered only with a clear view of its limits.
